Foundation walls move ‘laterally’ meaning they can lean or bow thanks to seasonal changes. 

Usually this equates to walls leaning inward when soil is soaked with rainwater and then rectifying themselves back outwards during dryer seasons. This is the case when the wall’s bow or lean is less than 1 inch.

Often walls will not move back the same extent as they leaned in resulting in a lean or even a bow in the construction. When walls lean more than 1 inch the wall will fail to recover on its own and will require wall stabilisation treatment. The amount of wall movement, type of movement and the method used to build the property will influence the way the wall is stabilised.

Replacement of cavity wall ties

A cavity wall is one that comprises of two thicknesses of brickwork with a gap between each set of brickwork. One quick way to tell if your property has a cavity wall or not is to look at the arrangement of brickwork on the wall’s outer surface. If the bricks have been laid lengthways along the full width of the wall this is an indicator of a cavity, whilst walls where the brick arrangement pattern consists of one brick placed lengthways and then the consecutive brick laid width ways is a strong sign that the wall lacks a cavity and is therefore solid.

Cavity wall ties play a cornerstone role in the construction of any building as their function is to tie together the visible protective outside brickwork to it’s structural internal masonry skin that bears the structures’ load. If these important wall ties fail then this can result in the separation of both brickwork skins. The property can consequently become structurally unsafe and dangerous.

Our qualified engineers can make informed decisions about what types of wall ties to replace your old ones with- whether the modern, more commonly used metal ties, such as those made from stainless steel with long lasting anti-corrosion properties are the best choice or if rarer types of ties, for example brick, stone or slate ties are the best option.

Our team will also be armed and equipped with expert knowledge on the best technique to employ to replace the cavity wall ties.  These methods can include either mechanically fixing them, which is appropriate to structures of known strength or resin bonded replacements cavity wall ties, which is the ideal option when the strength is unknown.  Resin or grouted wall ties are better matched to buildings where the walls are not in a good condition. These types of ties are pushed into a pre-drilled hole and that has been filled with grout or resin. Once in place, more resin or grout is imputed through the tie to fill around the end in the inner cavity wall. After the resin has set, it will bond with the surroundings and hold the tie in place.

Masonry crack stitching 

It can be concerning when you notice cracks, especially large long splits, in any wall especially one on your own property. A fracture in the stonework, however big or small is an indicator of questionable stability of the overall wall itself. Brays remedial experts skilfully fix and stabilise brickwork using reliable crack stitching rods. We use grout to secure these rods into place, inserting them into slots we make the in weakened brickwork. What is best about our solution to ruptures in walls is that the process is not only a quick and hassle-free one, but a method that does the job properly, no matter where the cracks are located on a wall. We also take preventive measures, strategically repositioning the wall’s lengthwise strength and ability to successfully withstand stress (known as Tensile Strength). This reduces the risk of  more cracks developing in the future. The rods stabilise and strengthen the masonry, being a permanent and effective answer to cracks in walls.
